​​AUSTIN – JB Goodwin Realtors released its Austin Leasing Statistics for February 2018.​

  • The total number of properties for lease is up a dramatic 20 percent over 2017.
  • The total number of leases closed, however, dropped 3 percent, which means that it could be more difficult for prospective landlords to lease their property out as quickly as the past.
  • There are 27 percent more single-family detached homes that are available for lease than there were in February 2017.
  • The price per sf for apartments and other properties dropped six cents per sf.
  • Meanwhile, the price per sf for single-family detached homes remained the same at $1.15 per sf.

CBRE Data Center DFW absorption Inventory vacancy rental rates, and constructionDALLAS-FORT WORTH – North Texas was the second most active data center market in the U.S. during 2017, behind Northern Virginia, according to the CBRE EOY 2017 Data Center Market Update.

QTS, RagingWire, Stream Data Centers, T5, and TierPoint delivered new buildings to either new or existing campuses in the Metroplex.

A total of 51 Megawatts (MW) of new capacity was delivered to the colocation market during 2017.

Construction remains strong with another 38.3 MW under construction and 20 percent of that capacity is pre-leased (2018 absorption).

Leasing activity remained stable through 2017 with 37 MW of net absorption.​​

The property was 93 percent leased at the time of sale. ​

The 810-unit apartment complex is located at 6425 S. Gessner Dr. in the Sharpstown Multifamily submarket of southwest Houston. ​

The 590,685-sf complex consists of one- and two-bedrooms, averaging 728 sf. 

North Texas Home Sales Jan 2018​DALLAS-FORT WORTH – North Texas home sales started 2018 with a surge—up 12 percent in Jan. 2018 from Jan. 2017.

But price increases slowed to just 5 percent annually compared with a 15 percent sales price gain in 2017.

Real estate agents sold 6,246 preowned single-family homes in January 2018, according to data from the Real Estate Center at Texas A&M and the North Texas Real Estate Information Systems.

That was the most preowned homes ever sold in January 2018 in DFW.

In 2017, real estate agents in North Texas sold more than 106,000 preowned homes—a record—and total sales were up 5 percent from the 2016 total.​
