​​​​JLL's most expensive streets in the U​​














HOUSTON – What do the Scanlan Building, Great Jones Building and BG Group Place have in common? 

They’re all located on Houston’s most expensive street for office leases, according to a study by Chicago-based JLL​.

Central Business District’s Main St. is No. 21 on JLL’s list of the most-expensive commercial leases in the U.S.—the only street in Houston to make the list.

The average full-service rent on Main St. is $44.24 per sf, nearly 45 percent higher than the average rent in Houston.

Yet, the average rent on high profile streets across the nation are $48.65 per sf.

Despite these high prices, the nation’s most expensive real estate on streets like New York’s Fifth Ave. and Washington, D.C.’s Pennsylvania Ave. is in high demand.

Only 13 percent of the nation’s most expensive real estate is vacant, which is a full 250 basis points lower than the U.S. average.

Two other Texas streets made JLL’s list:

  • No. 10—Austin’s Congress Ave. at $58.25 per sf; and
  • No. 14—Dallas’ McKinney Ave. at $51.17 per sf.

​​​​CORPUS CHRISTI – Houston's Plains All American Pipeline is seeking customers to build its planned Cactus II Pipeline connecting the Permian Basin to Corpus Christi.

The project would add two pipelines to its existing Cactus network, expanding the system's crude capacity from 390,000 barrels a day to up to 575,000.

The first new pipeline would originate west of Odessa and connect southeast to McCamey.

The longer, second pipeline would extend from McCamey to the Corpus Christi and Ingleside area.

The project could be completed by fall 2019.

The original Cactus Pipeline is the only major oil artery connecting the Permian to Corpus Christi.

There are a slew of other Permian-to-Corpus projects in the works. 

In early December 2017, Houston's Phillips 66 and Canada-based Enbridge announced plans to build their own crude pipeline from West Texas to the Corpus area.​

​​​​​SHERMAN – A 700,000-sf plant (the former MEMC building​) expects to begin shipping in the second half of 2018.

Its output will make Sherman the VCSEL (vertical-cavity surface-emitting lasers​) capital of the U.S. 

​Finisar will soon start hiring 500 highly skilled workers and Bruce Armstrong, born and raised there, is busy getting the building ready.​

Finisar, a manufacturer of VCSELs that power some of Apple’s most popular new features, will be occupying the plant. 

Apple is helping Finisar open this facility by awarding laser manufacturer $390 million from Apple’s $1 billion Advanced Manufacturing Fund—which is used to support innovation and job creation by American manufacturers.

​​​​​​​​SHERMAN – SunEdison Inc. sold its high-tech facility in Sherman for $20 million.

The 700,000-sf plant (the former MEMC building​) will begin shipping in second half 2018.
